Terms of service

Last updated October 24, 2026.

These terms are a contract between you and Roofline (“Roofline”, “we”, “us”). By creating an account or using Roofline you agree to them. If you use Roofline for a company, you agree on its behalf and confirm you may do so.

1. What Roofline is

Roofline is a research tool for real-estate professionals. It combines public property and tax records, aerial imagery and our own software models to point out homes whose owners may be open to selling, and, on paid plans, adds owner contact details from a third-party lookup service. Everything Roofline shows is information for your own evaluation: scores, tiers, value estimates, equity and loan estimates and “why it's flagged” notes are generated by software from imperfect sources. They are opinions, not facts, and not appraisals, title reports, legal, tax, lending or investment advice. Verify anything you act on.

2. Eligibility and your account

You must be at least 18 and able to form a binding contract. You sign in with a Google account; keep it secure, and tell us promptly about any unauthorized use. You are responsible for everything done through your account. An account is for one person; a Team plan is still one sign-in, meant for one business. Don't create accounts by automated means, and don't use someone else's account.

3. Permitted use of leads

Use leads only for lawful real-estate purposes: evaluating, buying, selling, financing, insuring or improving property, and contacting owners about their property in a lawful way.

You are solely responsible for how you contact anyone. That includes the Telephone Consumer Protection Act, the National Do Not Call Registry and state do-not-call lists, the CAN-SPAM Act, state telemarketing, consumer-protection and real-estate licensing or wholesaling laws, and fair-housing laws. Where Roofline shows a “do not call” or “litigator” flag, it is a courtesy from our lookup provider, not a legal determination, and the absence of a flag is not permission to call. Don't harass owners, misrepresent who you are or what you are offering, contact someone who has asked you to stop, or use any information to discriminate.

Roofline is not a consumer reporting agency and the information is not a consumer report under the Fair Credit Reporting Act. You may not use it to decide anyone's eligibility for credit, insurance, employment, housing as a tenant, or any other purpose covered by that act, or to stalk, locate or harm any person.

4. What you may not do with the data

Your plan licenses you to use leads inside your own business. You may not resell, publish, share outside your business, or bulk-redistribute leads or data from Roofline; build a competing dataset or service from it; scrape, crawl or extract data beyond the normal use of the app and its CSV export; probe or interfere with the service's security; or reverse engineer it. Aerial imagery is licensed from Esri and may only be viewed inside Roofline. We may suspend or close an account that breaks these rules, without refund.

5. Plans, allowances and packs

Our plans and prices are listed on the pricing page and at checkout. A plan includes a monthly allowance of leads you can add in the markets your plan allows. Allowances reset at the start of each billing period and unused leads do not roll over. Lead packs are one-time purchases that don't expire while your account is open, and are used after your monthly allowance. Leads you have already received stay on your list after a downgrade or cancellation, and remain yours to use within these terms.

Leads are limited by what the data holds. If fewer homes than you requested are available in a market, you receive what is available and are only charged for those. New homes are added as our data refreshes, and a home we can no longer stand behind (for example, it sold) may be marked “no longer in our data” on your list; it stays there with your notes.

6. Exclusivity

Starter leads may be given to up to three members in total. Pro and Team leads are not given to any other member for 30 days after you receive them; after that they may be shared like any other lead. Exclusivity is within Roofline only: owners may be contacted by people who don't use Roofline, and we don't promise any owner will respond or sell.

7. Billing, renewals and refunds

Subscriptions are billed monthly in advance and renew automatically until you cancel. Cancel any time from your account page; your plan keeps running until the end of the period you paid for and does not renew. Upgrading takes effect immediately and you pay the prorated difference for the rest of the period. Downgrading takes effect at your next renewal. Payments are processed by Stripe; we don't see your card number. Prices may change with at least 30 days' notice before your next renewal. Taxes may be added where required.

Because leads are delivered immediately and can't be returned, payments are non-refundable except where the law requires. If a charge is wrong, email us within 30 days and we will put it right. If a payment is refunded or disputed, the leads or credits it paid for may be removed and your account paused until it is resolved.

8. Your content

Notes, call outcomes, statuses and feedback you record stay yours. You give us permission to store and process them to run the service for you. We don't show your notes or your pipeline to other members. Feedback about the accuracy of a lead may be used, without identifying you, to improve our models.

9. Our data and its limits

Property, owner and tax records come from county and city governments and can be late, incomplete or wrong. Owner contact details come from a third-party lookup service and may be out of date or belong to someone else with the same name. Aerial imagery can be months or years old. Our models make mistakes, including ranking a home highly that isn't a good opportunity and missing one that is. We don't guarantee the accuracy, completeness or timeliness of anything, that any lead is available or unencumbered, or that the service will be uninterrupted.

10. Disclaimer of warranties

Roofline is provided “as is” and “as available”, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, non-infringement and accuracy, to the fullest extent the law allows. Some states don't allow certain warranty exclusions, so some of these may not apply to you.

11. Limitation of liability

To the fullest extent the law allows, Roofline and the people who build and run it are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost deals or lost data, arising from the service or your use of leads, even if we were told it could happen. Our total liability for all claims in any 12-month period is limited to the amount you paid us in those 12 months. Nothing here limits liability that cannot be limited by law.

12. Indemnity

You will defend and reimburse us for claims, fines and costs (including reasonable attorneys' fees) arising from how you contact owners or otherwise use leads, from your breaking these terms, or from your violation of any law or anyone's rights.

13. Ending your account

You can delete your account at any time from the account page. Deletion cancels any subscription immediately, with no refund or proration for the rest of the period, and removes your leads and notes from our systems (see the privacy policy). We may suspend or end accounts that break these terms or that we reasonably believe are being used unlawfully, and may stop offering the service with at least 30 days' notice, in which case prepaid, unused time is refunded.

14. Changes to these terms

We may update these terms. For material changes we will give at least 14 days' notice by email or in the app before they apply to you; continuing to use Roofline after that means you accept them. The date at the top shows the current version.

15. Governing law and disputes

These terms are governed by the laws of the State of California, without regard to its conflict-of-law rules. Before filing a claim, you agree to email us and try for 30 days to resolve it informally. Any claim that isn't resolved will be brought in the state or federal courts in California, and both sides consent to those courts, except that either side may bring a qualifying claim in small-claims court. Each side waives any right to a jury trial and to bring a class action, to the extent the law allows.

16. General

These terms, with the privacy policy, are the whole agreement between you and Roofline about the service. If a part of them is found unenforceable, the rest still applies. We may assign this agreement to a successor of the business; you may not assign it. Not enforcing a term is not a waiver of it. Notices to you go to the email on your account.
